How It Works
Starting a project can be a daunting experience, full of many variables that can leave you overwhelmed. Understanding the process helps untangle the knot for a smooth transition.
The Roadmap to Success
Step 1: Consultation
Once you contact us and schedule a consultation, we come out and look at your project, listen to your vision, and ask any questions to better understand the scope of the project. We’ll discuss any potential issues or foreseeable variables that may effect the total time or cost of completion and we’ll provide you with a ballpark figure that you can use when considering our offer against other quotes you may be shopping.
Step 2: Hiring
Once you have made the decision to hire us for your project, a contract will be drawn up and we will ask for an initial earnest payment to get started. We will also furnish you a detailed bid with all information we have at that phase included. This may also mean we probe into walls or other areas to ascertain more specific information and clear some variables. This is when we will consult with any engineers, architects or pull necessary permits.
Step 2a: Financing
If you are not cash flowing the project yourself, you will need to line up financing. Whether this is a loan product from your bank or mortgage holder or a separate renovation loan from a company like GreenSky, you will need to consult with someone to settle the financial side of the project. Presently we do not offer any direct financing for your project.
Step 3: Demolition/Forming
Depending on your project we will start demo of existing walls or structures, dig out footings or form up for a concrete pour.
Step 4: Building Phases
This is where it gets complicated as various trades are brought in for rough in plumbing, electrical, etc. As well as materials purchased, additional equipment brought in or other needed concerns are addressed. Each of these may have an accompanying draw request in order to pay for the required materials or services.
Step 5: Finish Work
Once all of the forming, framing, and rough-in work is done, we get to the finishing phase. Trim work, moldings, painting and staining can be a labor intensive process that takes time to get right. As with previous phases, an associated draw will likely occur here as well. This is where we are getting close to the actual Finish Line.
Step 6: Completion
Once all work is completed the last phase is touch ups. Any blemishes or issues that need to be resolved are addressed here. Once you are satisfied with the work and both parties are in agreement that the contract is fulfilled, final payment is released, any liens are waived and you can finally enjoy your investment!
